(4) <br /> <br />Gas islands and canopy are architecturally harmonious and contain the same <br />exterior building materials as the principal use building <br />Gas operations shall constitute no more than three pumping islands. <br /> <br />Community Development Director Frolik advised that City Staff recommends approval of the <br />amendment to the TC-2 Zoning District to allow for accessory gas uses. <br /> <br />Citizen Input <br /> <br />There was none. <br /> <br />Motion by Co~nmissioner Johnson, seconded by Commissioner Brauer, to close the public <br />hearing. <br /> <br />Motion Carried. Voting Yes: Chairperson Nixt, Commissioners Johns°n, Brauer, Shepherd, and <br />Watson. Voting No: None. Absent: Commissioners Jeffrey and Van Scoy. <br /> <br />The public hearing closed at 7:47 p.m. <br /> <br />Commission Business <br /> <br />Chairperson Nixt called the regular meeting of the Planning Commission back to order at 7:47 <br />p.m. <br /> <br />Chairperson Nixt stated it is important to define "accessory" for purposes of allowing gas <br />operations. He stated that gas operations should be considered an ancillary revenue generator <br />and not a principal revenue generator. <br /> <br />Commissioner Johnson stated it would be appropriate to define the term to be fairly restrictive. <br /> <br />Commissioner Brauer expressed concern that if gas operations are allowed in one development, <br />they will have to be allowed in other deVelopments. <br /> <br />Community Development Director Frolik stated that the TC-2 regulations can be amended to be <br />fairly restrictive with respect to accessory gas operations. <br /> <br />Commissioner Johnson noted that the proposed ordinance contains a typographical error in <br />Section l(b) and should read "5. Gas operations shall constitute n__2o more than three pumping <br />islands." [addition of the word "no"] <br /> <br />Motion by Commissioner Johnson, seconded by Chairperson Nixt, to recommend to the City <br />Council adoption of amendment to the TC-2 Zoning District to allow for accessory gas uses as <br />drafted by City Staff and modified by the Planning Commission, including further definition of <br />the term "accessory." <br /> <br />Motion Carried. Voting Yes: Chairperson Nixt, Commissioners Johnson, Brauer, Shepherd, and <br />Watson. Voting No: None.
