We offer the following comments: <br /> <br />General Site Information: The site is legally described as Outlot I, Ramsey Town Center, and <br />is generally located east of Armstrong Blvd. N.W. and south of Sunwood Drive. This outlot will <br />have to be replatted into a buildable lot and blo.ck to facilitate the development proposal. <br />Accordingly, the City has received, a-proposed subdivision plan (Ramsey Town Center 3rd <br />Addition) to replat the property into two buildable lots and one outlot for a Ramsey Town Center <br />entrance f~ature at the comer of Armstrong Blvd. N.W. and Sunwood Drive N.W.. <br /> <br />General Proposal Information: The site plan under consideration at this time will develop a <br />54,000 square-foot grocery store with pharmacy, fuel amenity and a car wash. Plans indicate that <br />the grocery store may be increased to 63,000 square feet in the future. You are proposing to <br />develop two other retail buildings on Lot 1 as part of this phase. The site plan review of these <br />buildings will l~e processed separate from the grocery store. City Code Section 9.11.01, Subd. 1, <br />states that there shall not be more than one main building on a lot. Per the discussion of the <br />Planning Commission on July 12, 2004, you have applied for a variance to the multiple building <br />restriction. The variance request is scheduled for the August 5, 2004 Board of Adjustment <br />meeting. The approval of this site plan is contingent on receiving approval of the variance to <br />have more than one building on a lot. <br /> <br /> <br />
