We offer the following comments: <br /> <br />General Site Information: The site is legally described as Outlot I, Ramsey Town Center, and <br />is generally located east of Armstrong Blvd. N.W. and south of Sunwood Drive. This outlot will <br />have to be replatted into a buildable lot and block to facilitate the development proposal. <br /> -~ rd <br />Accordingly, the City has received a proposed subdivision plan (Ramsey Town Center .~ <br />Addition) to replat the property into 2 buildable lots and 1 outlot for Town Center entrance <br />landscaping at the corner of Armstrong Blvd. N.W. and Sunwood Drive N.W.. <br /> <br />General Proposal Infi)rmation: In addition to the grocery store, the site plan is proposing to <br />consiruct an 18,000 square foot comer retail building in the northeast corner of the site. It has <br />been stated that a liquor store will occupy a portion of that building. The site plan also indicates <br />future plans to construct two additional buildings on Lot 1. City Code Section 9.11.01, Subd. 1, <br />states that there shall not be more than one main building on a lot. Three alternatives for <br />consideration are: plat separate lots for each building proposed on Lot 1; apply for a variance to <br />develop the lot with more than one main building; amend the Town Center performance <br />standards to provide for multiple buildings on a-lot. <br /> <br />Zoning: The site is currently zoned TC-2 and general retail is a permitted use. <br /> <br />Floor Area Ratio: Since the corner retail is proposed to be located on Lot-1 with several other <br />structures, the floor area ratio will have to be reviewed based on the whole development plan for <br />Lot l. Lot l of Town Center 3~d Addition is proposed to accommodate the grocery store, fi,~el <br />pump islands, car wash, the corner retail building and 2 other commercial structures. The area of <br />Lot 1 is 391,410 square feet. The minimum floor area ratio is .5 or 195,705 square feet in this <br />case. The total area of the ~botprint of the grocery store (54,000 sq~ ft.), fuel pump island (430 <br />sq. ft.), car wash (1,777 sq. it.) and corner retail building (18,000 sq. ft.) and two additional <br /> <br /> <br />
