The <br />property is generally located in the northwest corner of County Road 56 (Ramsey Blvd.) and <br />County Road 116 (Industry Blvd.). On October 14, 2003, the City Council approved the first <br />phase of the development which consisted of 108 townhomes. Town Center Gardens 2nd <br />Addition contains 40 townhome units. <br /> <br />Colnmunity Devclopn~c~t Di~'cCtOl' i:~-olik stated that Brightkeys is proposing to develop 40 <br />towl~home units in their second phase. The units will be located in five, 8-unit buildings. The <br />units will be "back-to-back" townhomes as contrasted with the "rowhouse" style approved in the <br />first phase of the development. Landscaping will be provided around the buildings as approved <br />as part of the site plan approved in 2003. It should be noted that the approved preliminary plat <br />showed 48 townhome units would be part of the second phase. Brightkeys has decided to <br />remove one, eight-unit building on the eastern side of the property in order to create a new road <br />that will serve the land to the north. Brightkeys has submitted a sketch plan that shows the <br />development of the x'esl o/' the parcel with different styles of attached housing. She advised that <br />the Planniug Commissi~,,, will [)c ~'cvi.:win~ the sketch plan at their August 5, 2004 meeting. <br /> <br />Community Development Director Frolik stated the applicant has submitted grading, drainage, <br />and utility plans. City Staff has reviewed these documents and has issued a separate review letter <br />regarding the plans. A copy of Civil Engineer Linton's July 12, 2004 Review Letter was <br />distributed to the City Council. She stated that City Staff recommends final plat approval <br />contingent upon compliance xvith City Staff Reviexv Letters dated July 9, 2004 and July 12, 2004, <br />the City Engineer's Review Letter, and the Developer and the City entering into a Development <br />Agreement. <br /> <br />Motion by Councilmc~l,~'t' C;t~t)k, scc~)t~clc.i by Councilmember Elvig, to adopt Resolution #04- <br />07-183 to approve tl~c [inal I)]:lt ~I' Town Center Gardens 2nd Addition contingent upon <br />compliance with City Staff review letters dated July 9, 2004 and July 12, 2004, the City <br />Engineer's Review Letter and the Developer entering into a Development Agreement with the <br />City. <br /> <br />Motion carried.
