LSA Design will be the lead design professional with responsibilities including <br />architectural, structural engineering, mechanical engineering, electrical engineering, civil <br />engineering, landscape architectural, and functional design services. The scope of <br />service also includes coordination with adjacent developments. <br /> <br />Planninq & Schematic Desiqn (Phases I and II): <br />· Define Limits of Property for Parking, Transit Station, Busway road and overall <br /> access/egress roads to access parking <br />· Develop shared parking scenarios and an overall Parking Management Plan. <br />· Determine most cost effective and appropriate phasing of city controlled parking. <br />· Determine Uses and Source of capital and operational financing for city controlled <br /> parking. <br />· Review and refine the current program elements with the owner and the impacts to <br /> the schematic design. <br />· Establish a design basis for the patrons using the parking structure, passenger <br /> waiting area and busway. LSA will provide proposed service levels for the facility <br /> and we will identify comparable existing facilities in the metro area to assist in <br /> evaluating required decisions. <br />· Work with the City to establish functional and architectural concepts for the parking <br /> facility, busway and transit station in order to establish the character of the facility <br /> and its relationship with the character of the master plan. <br />· Establish the relationship of the future bus facility with future rail service. <br />· Prepare, coordinate and submit site plan documents based on the approved <br /> Conceptual Design Documents. <br />· Prepare a SD level probable cost of construction. <br />· Attend City meetings and respond to staff comments and questions. <br /> <br />Desi.qn Development (Phase I Only): <br />· Develop the design to evaluate appropriate architectural systems with particular <br /> emphasis on function, durability, and overall economy in order to assist the owner in <br /> the selection of materials and finishes for architectural elements. <br />· Develop the design to evaluate the proposed structural, mechanical and electrical <br /> systems with particular emphasis on function, durability, and overall economy in <br /> order to assist the owner in the selection of appropriate types of systems. <br />· Coordination of the architectural, structural, civil, mechanical, electrical and plumbing <br /> designs in order to integrate the building systems. <br /> Document the decisions and provide an estimated cost of construction. <br /> Prepare a DD level probable cost of construction. <br /> <br />Construction Documents (Phase I Only): <br />· Complete the design of the facility. <br />· Review and coordinate with the various design disciplines and City staff. <br />· Prepare drawings and specifications necessary for the City to competitively bid the <br /> construction of this facility. <br />· Prepare a CD level probable cost of construction. <br /> <br />2 <br /> <br /> <br />
