Bidding/Construction Administration (Phase I Only: <br />· Respond to requests for information during bid period and prepare project <br /> addendums. <br />· Attend the bid opening and participate in the review bids. <br />· Assist in managing the bidding process. <br />· Review of shop drawings and respond to the General Contractor RFl's. <br />· Conduct on-site observations at appropriate intervals during construction to observe <br /> the construction work for conformance with the Contract Documents. A total of six <br /> visits are included in the basic services. <br />· Attend General Contractor's progress meetings on a biweekly basis. <br />· Provide field observation and coordinate consultant field observations. Provide <br /> observation reports. <br />· Provide interpretation of the contract documents and prepare documents for minor <br /> revisions to the plans. <br />· Review contractor progress for payment applications. <br />· Process Change Order requested by the Owner or Contractor during construction. <br />· Preliminary and Final Punch Lists and Project Closeout <br />· Preparation of Project Maintenance Manual including recommended scheduled <br /> maintenance activities <br /> <br />COMPENSATION <br /> <br />LSA Design will contract directly with the owner for professional services and request <br />that the basis of our contract be "AIA B141-1997 Standard Form of Agreement between <br />Owner and Architect". LSA Design Inc. will select sub-consultants in consultation with <br />City of Ramsey staff to insure a mutually compatible design team. LSA Design Inc. will <br />provide the professional services on a lump sum basis as follows: <br /> <br />· Planning & Schematic Design (Phase I and II) <br />· Design Development (Phase I) <br />· Construction Documents (Phase I) <br />· Construction Administration (Phase I) <br />TotalFee's (not including Reimbursable Expenses) <br /> <br />$193,250.00 <br />$ 69,100.00 <br />$184,3OO.OO <br />$120,200.00 <br />$566,850.00 <br /> <br />In addition to the design fees, reimbursable expenses will be invoiced at 1.1 times the <br />actual cost and shall include such items as transportation, postage, express delivery <br />services, plotting and reproduction of drawings and specifications, and similar project- <br />related items. We recommend budgeting $18,000.00 for these costs, which would <br />include reproduction of bid documents. <br /> <br />Costs for Soils Engineering, IBC Special Inspections Testing and other permit related <br />costs are not included in this estimate for reimbursable expenses. We recommend <br />budgeting an additional $75,000.00 for these soft costs. <br /> <br /> <br />
