I I I I I I I I I I I I I I I I I LOCATION TH 242 LOTS Coon Rapids Industrial Park CITY OF COON RAPIDS BUYS COON RAPIDS INDUSTRIAL PARK The Coon Rapids City Council took an aggressive, positive move to encourage industrial development in the community by buying the 80- acre Coon Rapids Industrial Park. The property was purchased from Anoka County through a tax forfeiture sale. The City has formed a Management Commit- tee headed by City Manager Bob Thistle to re- market the property to prospective new industries in the community. In an effort to stimulate sales and encourage development in the park, the City has priced the property at only 60 to 70 percent of its actual value. Fully-serviced industrial lots with good soils are being sold at $20,000 to $30,000 an acre. Comparable sites in the northwest suburbs typically are sold at $35,000 to $60,000 an acre. The initial marketing efforts have attracted several interested parties. Merchandising Fixtures, Inc. has signed an option to purchase 12 acres and develop a new 100,000 S.F. office and production facility. Three other sites are also under option and several additional companies are considering location in the industrial park.
