The lots in Phase I vary <br />from 61,600 square feet to 280,000 square feet in area. Several <br />of the proposed lots do not meet the 200 foot width requirement <br />at the building setback line. <br /> <br />0 <br /> <br />The current zoning on the property consists of residential and <br />business. To develop the property as a PUD, the land will <br />require rezoning in accordance with City Code 170.014G. <br /> <br />In review of the general requirements of City Code 170.014G, Item <br />6 states that a minimum of 20 percent of the area shall be used <br />for private or public open-air recreational uses protected by <br />conveyances or dedications. The PUD appears to have more than <br />adequate open space, however, the ownership and maintenance of <br />the open space has to be determined. <br /> <br />In review of the preliminary plat requirements, the proposed PUD <br />did not show the approximate location of all buildings and <br />structures. <br /> <br />No plans for sanitary wastewater and storm water were provided. <br />We would assume that sanitary wastewater will be disposed of with <br />on-site systems and drainage will be ponded or diverted into <br />County Ditch 51. If ponding areas are to be utilized, water <br />table elevations and drainage calculations should be provided. <br />Easements will also have to be provided for ponding areas and <br />drainage swales. <br /> <br />civil · municipal · planning · soils · land surveying <br /> <br /> <br />
