The lots in Phase I vary
from 61,600 square feet to 280,000 square feet in area. Several
of the proposed lots do not meet the 200 foot width requirement
at the building setback line.

0

The current zoning on the property consists of residential and
business. To develop the property as a PUD, the land will
require rezoning in accordance with City Code 170.014G.

In review of the general requirements of City Code 170.014G, Item
6 states that a minimum of 20 percent of the area shall be used
for private or public open-air recreational uses protected by
conveyances or dedications. The PUD appears to have more than
adequate open space, however, the ownership and maintenance of
the open space has to be determined.

In review of the preliminary plat requirements, the proposed PUD
did not show the approximate location of all buildings and
structures.

No plans for sanitary wastewater and storm water were provided.
We would assume that sanitary wastewater will be disposed of with
on-site systems and drainage will be ponded or diverted into
County Ditch 51. If ponding areas are to be utilized, water
table elevations and drainage calculations should be provided.
Easements will also have to be provided for ponding areas and
drainage swales.

civil · municipal · planning · soils · land surveying
