The proposal includes <br />252 single family home lots covering 631 acres and 560 acres of <br />open space. This open space is reserved for possible future <br />development of a golf course and equestrian areas. <br /> <br />2. The single family home lots are proposed to be approximately <br />2.5 acres each, giving a density for the P.U.D. of 1 residential <br />unit per 4.92 acres. ~his density is not oonsistent with the <br />City's Comprehensive Plan. In order to be consistent with the <br />Comprehensive Plan, the P.U.D. could have up to 136 residential <br />units. <br /> <br />3. The Developer may wish to oonsider aligning access on the <br />southeast portion of the development with the existing 153rd <br />Avenue NW for future orderly development of the area. <br /> <br />4. The proposed development meets all the general requirements <br />of City Ordinance 170.014G regarding Planned Unit Developments. <br /> <br />A portion of the site is located in a Floodway District; the <br />Developer is aware of this and of the additional regulations <br />of the Flood Plain Management Chapter of the City Code. <br /> <br />6. If preliminary plan approval is sought, the Developer needs <br />to submit additional information as follows: <br /> <br />Drawings showing: <br />a. Use, height, bulk and approximate location of buildings <br /> and other structures; <br />b. Plans for distribution of sanitary wastes and storm <br /> water; and <br />c. Plans for location and width of proposed streets. <br /> <br />II. A written statement including: <br /> a. An explanation of the general character of the planned <br /> unit development; and <br /> b. A statement describing the ultimate ownership and <br /> maintenance of all parts of the development, including <br /> streets, structures, and open space. <br /> <br /> <br />
