Those areas are not suitable for on-site wastewater
disposal systems. Therefore, several of the proposed lots may
not be buildable. Slopes exceeding 18 percent are undevelopable
under DNR and E.Q.B. regulations.

Since the proposed P.U.D. exceeds 50 unattached units in an
unsewered area, the developer will be required to complete a
mandatory Environmental Assessment Worksheet (EAW).

In accordance with the draft Environmental Ordinance which regu-
lates shorelands and wetlands, the building setback from Itasca
Lake is 200 feet and building setback for sewage systems is 150
feet. Clear cutting is prohibited and all grading must be
governed by a permit.

If you have any questions in regard to the sketch plan, let us know.

Yours truly,

HAKANSON ANDERSON ASSOCIATES, INC.

Peter R.
