JOHNSON <br /> <br />1. That Mr. Allan E. Johnson, hereinafter referred to as <br />"Applicant', has properly applied for a oond~tional use permit <br />to use a mobile borne for temporary office space and to sell <br />automobiles in an I-1 District. <br /> <br />2. That the Applicant appeared before the Planning and Zoning <br />Commission for a public hearing pursuant to City Ordinance on <br />January 15, 1985. That said public hearing was properly <br />advertised and minutes of that public hearing are hereby <br />inoorporated by reference. <br /> <br />3. That the property which is the subject of the application is <br />located on the north s~de of Highway 10 and north of Anoka County <br />Road 56 in the City of Ramsey and is described as follows: <br /> <br />That part of Lot 7, Auditors Subdvision 34, Anoka County, <br />Minnesota, described as follows: oor~0encing at the Southeast <br />corner of said Lot 7; thence Northwesterly on the <br />Southwesterly line of said Lot 7, a distance of 770 feet; <br />thence North and parallel with the East line of said Lot 7 and <br />to the Northeasterly line of said Lot 7; thence Southeasterly <br />on said Northeasterly line a distance of 350 feet to the point <br />of beginning of land to be described; thence South and <br />parallel with the East line of said Lot 7 and to the South- <br />westerly line of said Lot 7; thence Southeasterly on said <br />Southwesterly line a distance of 180 feet; thence North and <br />parallel with the East line of said LOt 7 and to the North- <br />westerly line of said LOt 7; thence Northwesterly on said <br />Northeasterly line and to the point of beginning. <br /> <br />4. That the subject parcel is approximately 1.1 acres and is <br /> located in an I-1 Industrial District. <br /> <br />5. That the Standards for Consideration are as follows: <br /> <br />a) That the property is zoned I-1 and automobile sales and <br /> utilizing a mobile home for office space is not a <br /> permitted use in this zone; <br /> <br />b) That the adjoining property contains a pet hospital to the <br /> west, a residential structure to the east, and vacant <br /> industrial land to the north; <br /> <br />c) That the closest automobile sales site is located approximately <br /> 1 mile to the east in a B-1 District, where auto sales is <br /> a permitted use; <br /> <br />d) That there would be no change in traffic flow to the area; <br /> <br />e) Shat there are other similar uses, the sale of automobiles, in <br /> the City of Ramsey; and <br /> <br />f) That the proposed use will not be detrimental to persons <br /> <br /> <br />
