I <br /> <br />I <br /> <br />res]ding or working in the vicinity of the use or the <br />general public and will not substantially impair the en- <br />joyment or value of properties in the area. <br /> <br />6. That the Criteria for Approval/Disapproval are as follows: <br /> <br />a) That the Applicant's request is to utilize a mobile borne <br /> for temporary office space and to sell automobiles in an <br /> I-1 District, and that properly maintained, this should <br /> not be detrimental to or endanger the public health, <br /> safety or general welfare and is not contrary to other <br /> governmental standards or regulations; <br /> <br />b) That the lot size and proposed mobile home temporary office <br /> space and automobile sales lot should not be unsightly or <br /> undesireable or obnoxious in appearance and it should not <br /> hinder the orderly and harmonious develou~ent of the I-1 <br /> District of the City; <br /> <br />c) That adequate water supply and sewage disposal facilities <br /> will be provided on the site; <br /> <br />d) That adequate on-site parking and drainage will be <br /> provided; and <br /> <br />e) ~hat the use will conform to the regulations of I-1 Indus- <br /> tial District zoning except that a conditional use permit <br /> is requi red. <br /> <br />7. That the Performance Standards are as follows: <br /> <br />a) That fire protection is provided by the City of Anoka, and <br /> the sale of automobiles and temporary mobile home office <br /> space should not create a fire hazard; <br /> <br />b) That electrical disturbances are not applicable; <br /> <br />c) ~hat noise disturbance is not applicable; <br /> <br />d) That vibration disturbance is not applicable; <br /> <br />e) That malodorous gas or matter is not applicable; <br /> <br />f) ~hat air pollution is not applicable; <br /> <br />g) That there will be not lighting devices which produce <br /> objectionable direct or reflected glare on adjoining <br /> property and thoroughfares; and <br /> <br />h) That no erosion by wind or water shall be permitted <br /> on the site. <br /> <br />That the City of Ramsey reserves the right to inspect the <br />property if it receives complaints from adjoining property <br />owners. <br /> <br /> <br />
