Crawford, MN/DOT will allow temporary access <br />to T.H. 10. A plan should be developed to show how the <br />temporary accesses would be eliminated in the future° Also, <br />right-of-way permits must be applied for and approved by <br />MN/DOT. <br /> <br />No plans have been provided for the temporary access road. <br />We would assume that this will be a private road with ease- <br />ments provided to all the lots. However, the developer <br />should provide a plan and guarantee to the City that the <br />temporary road will be constructed to City standards. <br /> <br />In review of the future service road, a variance will be <br />required to allow for 60 feet of right-of-way in lieu of 66 <br />feet as required by Article 170.038C of the City Code. <br /> <br />Ten foot utility easements should be provided along all lot <br />lines and the proposed service load as required by Article <br />170.038D of the City Code. <br /> <br />We would recommend approval of the preliminary plat contingent on <br />correcting or obtaining variances on the items stated in this letter. <br /> <br />If you have any questions in regard to the preliminary plat, please <br />let us know. <br /> <br />Sincerely, <br /> <br />HAKANSON ANDERSON ASSOCIATES, INC. <br /> <br />Peter R.
