That the establishment, maintenar, ce or operation will not be detrimental re, or er, danger the public health, safety or general welfare and is not contrary to established star, dards, regulations or ordinances of other government agencies; * b. That each structure or improvement is so designed and R constructed that it is not unsightly, undesireable, or E obr, oxious in appearance and that it will r, ot hinder the V orderly and harmonious development of the City and the I use district wherein proposed; S c. That the use will not be substantially injurious to the E permitted uses nor unduly restrict the enjoyment of * other property in the immediate vicinity nor substan- * tially diminish and impair property values within the * area; d. That the establishment of the use will not impede the orderly and normal development and improvement of the surrounding property for uses permitted in the zoning district; e. That adequate water supply and sewage disposal facilities are provided and are in accordance with applicable standards~ f. That adequate access roads, on-site parking, on-site loading and ur, loading berths and drainage have been or will be providedl g. That adequate measures have beer, taken to provide ingress and egress so designed as to minimize traffic congestion on public roads; h. That the use will conform to all applicable regulations of the district wherein proposed. Revc, catior, of Conditional Use Permits Where a conditional use permit has been issued pursuar~t to provisior,s of this ordinance, such permit shall become null and void without further action by the Plar~ning Commission or City Council unless construction or the use commences withi~ one year of the date of issUing such Conditional. use~permit~ : than~-:~ ....... -c.~ .... ctiva ..... --c.-th~.- A conditional use permit shall remain in effect as long as the conditions aqreed upon are observed. In the event that the applicant violates any of the cor~ditions set forth in the permit, the City Council shall have the authority to revoke the conditional use permit following a public hearing conducted by the City Council.
