m <br /> <br />No r~aterials of equipr,~ent may be stored outside except <br />those directly related to the principal use or those <br />beir~g used for construction on the prer~ises. Irt cases <br />where ~erchandise, ~aterials and equipment relating to <br />the principal use or construction are stored <br />outside, such ~torage shall be screened except for the <br />fol lowing: <br /> a. Retail r~erchandise being displayed in fro~t of a <br /> structure lawfully used as for retail sales. <br /> b. Merchandise located on service station pump islands. <br /> All waste ~aterials, debris, refuse or garbage shall be <br /> stored in the rear or side yards and shall be kept in <br /> an erlclosed building and be properly contained in <br /> closed containers designed for such purposes. The owner <br /> of vacant la~d shall be responsible for keeping such <br /> land free of refuse. <br /> Nc. outside storage of a recreational vehicle, ~obile <br /> cast, ping trailer, or any other such type recreational <br /> unit which exceeds 20 feet in length shall be per~itted <br /> c,n a lot which is less than 1 acre. <br /> <br />SCREENING <br /> Screening shall be required where: <br /> a. Any off-street parking area co.tails ~nore thao six <br /> parking spaces and is withir, 30 feet of and adjoining <br /> residential use or district; and <br /> b. Where the driveway to a parking area of more thart six <br /> parking spaces is within 15 feet of an adjoining resi- <br /> dential use or district. <br /> <br />Any screening required shall consist of an attractive solid <br />fence, wall, or equivalent not less than 5 feet high, but not <br />to extend within 15 feet of arty street or driveway. Such <br />screening shall be placed along property lines or, in case of <br />screening along a street, 20 feet fro~ the street right-of-way <br />with landscaping between the street and the paave~ent. <br /> <br />· All screening must be approved by the Planning Co~mission and <br /> City Council. <br /> <br />All screening shall be maintained adequately for the purpose <br />it was originally intended for o~ the approved plans. <br /> <br />When a ~ultiple dwelling unit structure abutts an R-1 or R-2 <br />district or use, there shall be either a 15 foot planting <br />strip, fence or wall provided on the ~ultiple dwelling unit <br />structure's property. This must be substantial enough to <br />create a physical separation of the property and be considered <br />acceptable by the Planning Cor~ission and City Council. <br /> <br />LANDSCAP I NG <br /> Where any cor~erciat use is adjacent to or within 100 feet of <br /> an existing or proposed residential use, the com~,~ercial use <br /> shall provide screerting and a ~inimu~tl of a 40 foot wide <br /> <br /> <br />
