Any ar, d all outside storage area that may be permitted shall <br />be reviewed separately and shall provide for additional <br />screenir, g around said storage area. <br /> <br />The width of any landscaped area may be reduced by the City <br />Council if it is found to create no detrimental effects on the <br />adjacent property when there is sufficient vertical elevation <br />differential to assist in the screening or when there is a <br />combination of berms, fencing, landscaping and elevation <br />different iai proposed. <br /> <br />A finished ground grade shall be established such that natural <br />drainage away from all buildings be provided. <br /> <br />It shall be the owner's responsibility to see that the land- <br />scaping is maintained in ar, attractive and well kept condition. <br /> <br />FENCES <br /> Fencing material shall consist only of wood and/or woven wire. <br /> <br />Fences shall be located entirely on the owner's property and <br />the fence location and place~nent shall be the owner's <br />responsibi 1 ity. <br /> <br />EXTERIOR MATERIALS <br /> The type of building materials used on exterior walls shall be <br /> face brick, natural stone, specifically designed precast con- <br /> crete, factory fabricated and finished metal frar,~e paneling, <br /> glass or other materials as may be approved by the Planning <br /> Co~)~ission and City Council. <br /> <br />Every exterior wall, foundation and roof of any building or <br />structure shall be reasonably watertight, weathertight, and <br />rndent proof and shall be kept in a workmanlike shall be mair~- <br />tained and kept free from dilapidation by cracks, tears or <br />breaks or from deteriorated plaster, stucco, brick, wood, or <br />other material that is extensive and gives evidence of long <br />neglect. <br /> <br />The protective surface on exterior walls of a building above <br />grour, d shall be maintained in good repair so as to provide a <br />sufficier, t coverir, g and protection of the structural surface <br />underneath against its deterioration. A protective surface of <br />a building shall be deemed to be out of repair if: <br /> a. more than 25% of the area of any plane or wall on which <br /> the protective surface is blistered, cracked, flaked, <br /> scaled cer chalked away; or <br /> b. more than 25'/. of the pointing of any brick or stone is <br /> lc, ose or has fallen out. <br /> <br /> <br />
