The criteria ~hich will be used in decidin§ the size of the density-bonus will be largely determined by the presence of the amenities set forth he]ow. The stated increases in density are, however, the maximum which may Lc a%'ar~ed by th~ Council for the listed factors and the Council is not obliged %o award an.v or all of such bonus.
