Lot one is zoned U.B. and <br />is proposed for development of a Food and Fuel store. Lot two is <br />zoned U.M.B. and is proposed for development of a 52 unit <br />apartment building. <br /> <br />o <br /> <br />The developer of the proposed plat has petitioned to the City of <br />Ramsey for municipal sewer and water. A feasibility study has <br />been ordered and will be completed in the near future. In the <br />event the utilities are placed along the river bank, additional <br />utility easements will be required. <br /> <br />$ <br /> <br />The proposed plat lies in the Scenic River Land Use District of <br />the Rum River and must meet the regulations of the Scenic River <br />Ordinance. Therefore, the plat will be limited to 30 percent <br />impervious surfaces on each lot, a 75 feet building setback from <br />the ordinary high water level and a 30 feet building setback from <br />the bluff line. In addition, the Commissioner of the Natural <br />Resources must review the plat to determine the applicable pro- <br />visions of the Minnesota Regulations NR 78-84 are satisfied. <br /> <br />Since the City of Ramsey has an adopted Scenic River Ordinance, <br />the plat does not fall under the mandatory EAW category of the <br />Minnesota Environmental Quality Board. <br /> <br />civil · municipal · planning · soils · land surveying <br /> <br /> <br />
