! ! 6. ~hat the Criteria for Approval/Disapproval are as follows: That the Applicant's request to mine fill will not be detrimental to or endanger the public health, safety or general welfare and is not contrary to established standards, regulations or ordinances of other govern- mental agencies; That the proposed use will be unsightly, undesireable and obnoxious in appearance but it will not hinder the orderly and harmonious development of the city and the I-1 Industrial District; ~hat the proposed use may be injurious to the permitted uses and may unduly restrict the enjoyment of other pro- petty in the in~ediate vicinity but will not substan- tially diminish and impair property values in the area; Tnat the establishment of the proposed use will not im- pede the orderly and normal develol~ment and improvement of the surrounding property for uses permitted in the I-1 Industrial District; e. ~hat adequate water supply and sewage disposal are not ap- plicable; f. ~hat adequate access roads and drainage will be provided; g. ~hat adequate measures have been taken to provide minimum congestion on public roads; and h. ~hat the proposed use will conform to all other appli- cable regulations on the I-1 Industrial District. 7. ~hat the Performance Standards are as follows: a. ~hat the proposed use will not create a fire hazard; b. ~hat electrical disturbances are not applicable; c. ~hat the proposed use may create objectionable noise disturbance; d. ~hat vibration disturbance is not applicable; e. ~hat malodorous gas or matter is not applicable; f. ~hat the proposed use may create air pollution be- cause of dust; ~hat there will not be lightin devices which produce objectionable direct reflected glare on adjoining properties and thoroughfares; and -2-
