! <br />! <br /> <br />6. ~hat the Criteria for Approval/Disapproval are as follows: <br /> <br />That the Applicant's request to mine fill will not be <br />detrimental to or endanger the public health, safety <br />or general welfare and is not contrary to established <br />standards, regulations or ordinances of other govern- <br />mental agencies; <br /> <br />That the proposed use will be unsightly, undesireable <br />and obnoxious in appearance but it will not hinder the <br />orderly and harmonious development of the city and the <br />I-1 Industrial District; <br /> <br />~hat the proposed use may be injurious to the permitted <br />uses and may unduly restrict the enjoyment of other pro- <br />petty in the in~ediate vicinity but will not substan- <br />tially diminish and impair property values in the area; <br /> <br />Tnat the establishment of the proposed use will not im- <br />pede the orderly and normal develol~ment and improvement <br />of the surrounding property for uses permitted in the <br />I-1 Industrial District; <br /> <br />e. ~hat adequate water supply and sewage disposal are not ap- <br /> plicable; <br /> <br />f. ~hat adequate access roads and drainage will be provided; <br /> <br />g. ~hat adequate measures have been taken to provide minimum <br /> congestion on public roads; and <br /> <br />h. ~hat the proposed use will conform to all other appli- <br /> cable regulations on the I-1 Industrial District. <br /> <br />7. ~hat the Performance Standards are as follows: <br /> <br />a. ~hat the proposed use will not create a fire hazard; <br /> <br />b. ~hat electrical disturbances are not applicable; <br /> <br />c. ~hat the proposed use may create objectionable noise <br /> disturbance; <br /> <br />d. ~hat vibration disturbance is not applicable; <br /> <br />e. ~hat malodorous gas or matter is not applicable; <br /> <br />f. ~hat the proposed use may create air pollution be- <br /> cause of dust; <br /> <br />~hat there will not be lightin devices which produce <br />objectionable direct reflected glare on adjoining <br />properties and thoroughfares; and <br /> <br />-2- <br /> <br /> <br />
