I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br />I <br />i <br />I <br />! <br />I <br />I <br /> <br />of those d~ainage areas is neoessary. <br /> <br />The Co~mission noted that the State Building Code requires a perk test and at <br />that time the developer can prove building suitability of those p~rticular <br />lots mentioned in Item #4 of City Engineer's letter dated May 7. 1985. <br /> <br />City Planner Anne Norris stated that the City Engineer has requested that she <br />verbally inform the Planning Con~ission that Alpaca Third Addition lies in the <br />Critical River Corridor which requires a bicycle lane and the developer is <br />proposing that 142nd be constructed 4' wider than necessary to oomply with <br />that r equire{nent. <br /> <br />Commissioner ~--ner stated that he doesn't think another public hearing is <br />required as the entire plat was subjected to public bearing at the time of <br />Alpaca Estates First Addition; all that should be necessary for Alpaca ~nird <br />Addition is preliminary and final plat approval. <br /> <br />Co~nissioner Zinmennan replied that the Planning Commission can still call for <br />a public hearing and maybe it would be wise to do so. <br /> <br />Commission oonsensus is that the City Attorney determine whether or not <br />another public hearing is necessary in the case of Alpaca Estates. <br /> <br />Commissioner Deemer stated that the Alpaca Estates plat was proposed and in <br />progress prior to the rural residential density requirenents being imposed, <br />and therefore the land area used should not be deducted from the City's bank <br />of undeveloped land area. <br /> <br />Commission consensus is to approve the sketch plan for Alpaca Estates Third <br />Addition. <br /> <br />Requ_ es_t For Var i~noe Frp~%Jbdivis/on_Bequirement~_-__}~t~e$_ And <br /> Bounds Subdi%Lision; Case_Of Mrs- Chuck_Christ~: <br /> <br />Mr. Charles Christian of 14302 91st Place. Maple Grove, was present and stated <br />his request for a metes and bounds subdivision of his RB-la property located <br />approximately 300 feet southwest of the Verndale Co~nercial Park. <br /> <br />Chairman Peterson informed Mr. Christian that the Commission is not opposed to <br />the subdivision but would prefer that it take place through the platting <br />procedure. Chairman Peterson noted that the (1remission is currently putting <br />together a convenience plat procedure. <br /> <br />Commissioner Deemer noted that an easement may be required on the northwest <br />corner of Mr. Christian's plat, I~rallel to the Burlington Northern tracks. <br /> <br />Motion by Conm%issioner Deemer and seconded by Omm~ssioner Zinmerman to <br />reconmend approval of the sketch plan concept for Christian Conunercial Park; <br />to reco~nend that Mr. Charles Christian proccc~ to the preliminary plat and <br />public hearing stage; and that the Planning Commission r~ variances be <br />granted to Mr. Christian for soil borings and topographic data. <br /> <br />Motion carried.
