Voting No: None. Absent:
Co~issioner Kennen.

Mr. Carson was present and stated that he is representing Mrs. Bolm, the
property owner at County Road 1116 and Magnesium, who is requesting the
subdivision of 2 three acre ~rcels from her 8 acre p~rcel. The two lots
resulting from the subdivision would have Magnesi~l~ Street running through
them and a majority of the lot areas is oovered by wetland/lake. Each of the
two lots would have approximately 1/4 acre of land area that would be suitable
for building.

Ms. Norris stated that the City Engineer has determined that the City cannot
plat with a street running through the lots as the lots would not then be
contiguous; the pieoes of land west of Magnesium are not b~ildable lots; the
pieces of property west of Magnest~ are not adequate in size for building
until there is municipal services to that area.

C~ssion eonsensus is to oonsider the plat if the subdivision created one 1
acre parcel that would not cross Magnesium.

Mr. Carson noted that the property was contiguous until the Magnesiu~ roadway
was dcc~Jed to the City but he will explore other alternatives with the
property owner.

C~5~f 14: R~G~_~~~ Pla~view~_ ~ Q~. 1~ ~rteberg:

Mr. Alan Sorteberg was present and provided the Commission with copies of a
sketch plan that replats outlots on Sorteberg's Second and Third Additions.

The (k~ssion approved the sketch plan and advised Mr. Sorteberg to proceed
to the platting and public hearing stage.

Ca~ Disc~ssion_Regardin~_Recodification Qf~t~ Qr~linance:

The Commission proceeded to review B-i, Business District.

The Commission determined that an official opinion from the Fire Chief and
Building Inspector should be obtained regarding the 35' height limit on
buildings.

The Commission discussed going with 'performance standards' rather than
' permiited uses'.

Motion by Co~missioner LaDue and seoonded by Co~issioner ~-~er to direct
City Planner Anne Norris to obtain for the Gommission, oopies of 'performance
standards' used in other ocmm~u~ities and to schedule a recodification work
session for Wednesday, May 21.

Motion carried.
