That Great Plains Gas, hereinafter referred to as <br />"Applicant," has properly applied for a conditional use permit to <br />use a temporary structure for office space for appliance sales. <br /> <br />2. That the Applicant appeared before the Planning and Zoning <br />Cc, f~r~ission for a public hearing pursuant to City Ordinance on <br />July 2, 1985. That said public hearing was properly advertised <br />and minutes of that public hearing are hereby incorporated by <br />reference. <br /> <br />3. That the subject property is generally <br />Highway 10 and is legally described as follows: <br /> <br />known as 7411 West <br /> <br />That part of the Southwest Quarter of the Southeast Quar- <br />ter, Section 28, Township 32, Range 25 described as follows: <br /> <br />Beginning at a point on the east line of said Southwest <br />Quarter of the Southeast Quarter distant 220.40 feet south <br />from the northeast corner thereof, said point being the <br />point of intersection of said east line with the south- <br />westerly right of way line of Burlington Northern, Inc., <br />said east line having an assumed bearing of South · degrees <br />03 minues, 47 seconds West; thence North 66 degrees 06 <br />minutes 51 seconds West along said right of way line, a dis- <br />tance of 114.42 feet; thence South 0 degrees 42 minutes 12 <br />seconds East a distance of 306.41 feet to the intersection <br />with the northeasterly right of way line of U.S. Highway <br />10; thence South 63 degrees 35 minutes 26 seconds East along <br />said highway right of way line, a distance of 95.50 feet; <br />thence southeasterly on a tangential curve concave to the <br />northeast, radius 22,865.31 feet, central angle 0 degrees <br />02 minutes 30 seconds, along said highway right of way line <br />a distance of 16.73 feet to the east line of said Southwest <br />Quarter of the Southeast Quarter; thence north along said <br />east line a distance of 309.96 feet to the point of begin- <br />ning. (Said parcel is also known as part of Lot 3, AUDI- <br />TORS SUBDIVISION NUMBER 34.) <br /> <br />4. That the subject parcel is approximately <br />and is located in an I-1 Industrial District. <br /> <br />1.7 acres in size <br /> <br />5. That the Applicant has stated that the temporary structure <br />will be used for approximately 15 months until a permanent <br />structure can be constructed on the property. <br /> <br />6.
