That the site currently has several empty gasoline tanks and <br />one large tank for filling trucks. <br /> <br />8. That the site has an existing access from Highway 10. <br /> <br />9. That the Standards for Consideration are as follows: <br /> <br />a) That the property is zoned I-1 and utilizing a tempo- <br /> rary strut ute for office space is not a permitted use <br /> ir, this zone; <br /> <br />b) That the adjoining property is also zoned I-1 Industrial; <br /> <br />c) That there would be no significant change in traffic <br /> flow to the area; and <br /> <br />d) That the proposed use will not be detrimental to persons <br /> residing or working in the vicinity of the use or the <br /> general public and will not substantially impair the <br /> enjoyment or value of properties in the area. <br /> <br />10. That the Criteria for Approval/Disapproval are as follows: <br /> <br />a) That the Applicant's <br /> structure for office <br /> properly maintained, <br /> endanger the public <br /> is not contrary to <br /> lations; <br /> <br />request is to utilize a temporary <br />space for appliance sales, and that <br />this should not be detrimental to or <br />health, safety or general welfare and <br />other governmental standards or regu- <br /> <br />b) That the proposed temporary structure should not be un- <br /> sightly or obnoxious in appearance and it will not hinder <br /> the order and harmonious development of the I-1 District <br /> of the City; <br /> <br />c) That adequate water supply and sewage disposal facilities <br /> will be provided on the site; <br /> <br />d) That adequate on-site parking and drainage will be pro- <br /> vided; and <br /> <br />e) That the use. <br /> trial District <br /> is required. <br /> <br />will conform to the regulations of I-1 Indus- <br /> zoning except that a conditional use permit <br /> <br />10. That the perfor~ance standards are as follows: <br /> <br />a) That fire protection is provided by the Cities of Anoka <br /> and Elk River, and the use of a temporary structre should <br /> not create a fire hazard; <br /> <br />b) That electrical disturbances are not applicable; <br /> <br />- 2 - <br /> <br /> <br />
