If construction does not commence within two years after <br />issuanoe of final approval, the Council may initiate a rezoning <br />to r~ove the Planned Unit Development District zoning and rezone <br />the p~operty to the zoning that was in effect at the time of the <br />initial rezoning. <br /> <br />3. If construction is not proceeding in accordance with the <br />approved development schedule, the Council may initiate a <br />rezoning of all or part of the land to remove the Planned Unit <br />Development District zoning and rezone all or part of the <br />property to the zoning that was in effect at the time of the <br />initial rezoning. <br /> <br />DEVELOPMENT GUARANTEE <br />Prior to the granting of any building permit within a Planned <br />Unit Development District, a deposit shall be made to the City, <br />in cash or letter of credit, approved by the City, equal to one <br />hundred fifteen p~rcent of the estimated cost of all landscaping <br />improve~ents as required by the final plans. <br /> <br />Pd~0U~ FOR PRELIMINARY PLANS <br />Preliminar? Site Plan The preliminary site plan shall be drawn <br />at a scale of one inch equals fifty feet, one hundred feet, or <br />t~o hundred feet. ~he su~mission may be composed of one or more <br />sheets and dryings and shall include: <br /> 1. Location of all proposed buildings and their proposed uses; <br /> 2. Location of driveways and parking areas; <br /> 3. Indicate front, side and rear yard setbacks p~oposed; <br /> 4. Indicate square footage and dimensions of all proposed <br /> lots; and <br /> 5. Location of all easements, width and purpose. <br /> <br />Lam]scape Plan The landscape plan shall be prepared at a scale <br />of one inch equals fifty feet and shall contain the following <br />infomation: <br /> 1. Indicate areas for berming and sodding; <br /> 2. Indicate the location of proposed plantings, identify <br /> plant materials; <br /> 3. Indicate any existing vegetation; and <br /> 4. Indicate any trees to be r~moved. <br /> <br />Grading an4 Drainage Plan The grading and drainage plan shall <br />be drawn at a scale of one inch equals fifty feet, one hundred <br />feet or two hundred feet and shall contain the following <br />information: <br /> 1. Existing and proposed grades with a minimu, of t~o foot <br /> contour intervals to a knc~n sea level datum; <br /> 2. Sufficient s~ot elevations on all proposed hard surfaoe <br /> areas; <br /> 3. Estimated runoff of the area based on ten and one hundred <br /> year s~orm events; <br /> <br />I-4 <br /> <br /> <br />
