Congestion of public streets; <br /> b. Traffic hazards; and <br /> c. Excessive traffic through residential areas, par- ' ticularly truck traffic. <br /> <br />Internal traffic shall be so regulated as to ensure safe and <br />orderly flow. Traffic into and out of business areas shall in <br />all cases be forward moving with no backing into streets. In the <br />urban area, no vehicular access will be permitted within 300 feet <br />(measured frcm the centerline) of any intersection to a collector <br />or major thoroughfare. <br /> <br />No land shall be developed and no use shall be permitted that <br />results in water run-off, flooding, or erosion on adjacent <br />properties: Such run-off shall be properly channeled into a <br />storm drain, water course, ponding area, or other public <br />facility. In the urban area, all new development <br />shall include the provision of curb and gutter along public streets. <br /> <br />OFF-~REET PARKING SPACES <br /> <br />Off-street parking spaces shall be provided in accordance with <br />the specifications in this ordinance in any district whenever any <br />new use is established or existing use is enlarged.
