the Director of Technical Services along with a reimburseable <br />deposit of five hundred dollars ($500). This deposit shall be <br />used to defray the expenses of the City's professional staff in <br />their review of said plan. If this $500 deposit is not <br />sufficient to cover expenses incurred by the City in the review <br />of the plan, additional monies will be required prior to final <br />action on the application. If after fina! action on the <br />application and plan, a surplus balance remains in the City's <br />aocounts, this surplus shall be refunded to the applicant. <br /> <br />Required Site Plan/Building Design Information.. <br /> <br />Identification and Description and Certification: · <br /> 1. Type of use and type of building construction, proposed <br /> name, legal description and property address; <br /> 2. Name(s) and address(es) of owner(s) of land, and of <br /> engineer and/or architect preparing the plans; <br /> 3. A property survey certified by a registered land surveyor; <br /> 4. ~he number of e~pl~yees expected to work at the site; <br /> 5. A site plan accurately scaled and dimensioned specifically <br /> showing the location of all buildings; and <br /> 6. ~he building design plan must be certified by an archi- <br /> tect or engir~cr registered in the State of Minnesota, <br /> certifying that the design of the building has been pre- <br /> pared under his direct supervision. <br /> <br />Existing Conditions: 1. Present use of the subject property and the present use <br /> of all directly adjacent parcels; and <br /> 2. Location of all existing structures on the property. <br /> <br />Improvements Required: <br /> The site plan/building design application shall shew provi- <br /> sions for the followin9 improvements which shall be constructed <br /> in accordance with the relevant criteria prescribed herein: <br /> 1. Buffer areas includin9 screening and landscaping; <br /> 2. Location and site of on-site septic syst~(s), plus area <br /> for two additional systems; <br /> 3. Site access; <br /> 4. Loading docks; <br /> 5. Outside lighting; <br /> 6. Curbing; <br /> 7. Signs; <br /> $. Site drainage; <br /> 9. Off-street parking; and <br />10. Calculations of projected water usage using Minnesota <br /> Pollution Control Agency and/or Minnesota Department of <br /> Health guidelines. <br /> <br />Planning Department Review <br /> <br />The applicant shall s:,_h~_it the Plans for the proposed project to <br />the Planning Department at least twenty-one (21) days prior to a <br />regular Planning Commission meeting.
