We offer the fbllowing comments: <br /> <br />General Site Information: The site is legally described as ©utlot I, Ramsey Town Center, and <br />is generally located east of Armstrong Blvd. N.W. and south of Sunwood Drive. This outlot is in <br />the process of being replatted as Ramsey Town Center 3~ Addition to facilitate the development. <br />proposal. The plat consists of 2 lots and l outlot for Town Center entrance landscaping at the <br />corner of ,~Tnstrong Blvd. N.W. and Sunwood Drive N.W.. <br /> <br />General Proposal Information: In addition to the grocery, store, the site plan is proposing to <br />consmtct an 18,000 square foot comer retail building in the northeast comer of the site and an <br />1[,000 square foot building on the northwest comer of the site. The site plan also indicates <br />future plans to construct one additional building on Lot 1. This review letter will address the <br />11,000 square foot building in the northwest comer of the site. City Code Section 9.11.01, Subd, <br />1, states that there shall not be more than one main building on a lot. Per the recommendation o±' <br />the Planning Commission on July 12, 2004, a variance to the multiple main building restriction <br />will be necessary. The variance is scheduled for the August 5, 2004 Board of Adjustment <br />meeting. <br /> <br />Zoning: The site is currently zoned TC-2 and general retail is a permitted use. <br /> <br />l~loor Area Ratio: Since the northwest building is proposed to be located on Lot 1 with several <br />other structures, the. floor area ratio will have to be reviewed based on the whole development <br />plan fi)r Lot 1. Lot 1 of Town Center Y'~ Addition is proposed to accotmxxodate the ffocery store, <br />l'Ltet pump islands, car wash, the corner retail building and 2 other .connnercial structures; The <br />atrea ~' Lot [ is 391,4 [0 square feet. The minimum floor area ratio is .5 or 195,705 square feet in <br /> <br /> <br />
