Town Center 3rd Addition- Site Plan/Northwest Retail Bldg. <br />July 22, 2004 <br />Page 3 of' 7 <br /> · The fire inspector is reviewing the hydrant layout for coverage of the site. Comments <br /> will be provided during the review process. <br /> · The storm water plan approved with the final plat of Ramsey Town Center is being <br /> modified to allow more room for development on this site. MeetingJ have been held <br /> to resolve the changes. The changes included'making the southwest pond smaller,. <br /> increasing the size of other ponds and changing pipe sizes and alignments. Details to <br /> be resolved include verifying that there is adequate clearance between the pipes after <br /> the change in §ize, verifying the clearance around the new manholes and verifying <br /> cover over the pipe. These issues were discussed at a meeting held July 1, 2004 and <br /> work was to start on checking these specific issues. ~ <br /> <br />The RTC development will require additional water .supply wells. This Was anticipated and a lot <br />was platted on the east side of Zeolke Street for a future well. An exploratory well has been <br />developed on the lot and the plans fbr pipe to connect tlzis well with the city water distribution <br />system have been issued for construction. <br /> <br />Landscaping: City Code requires one (1) tree per every fifty (50) lineal feet of site perimeter or <br />1,000 square feet of building coverage, whichever is ~eater, be planted throughout the site. A <br />portion of these trees should be installed along the public road frontage at no greater than thirty- <br />five (35) t'eet on center. City Code also requires that no less than 25% of the trees planted be <br />deciduous and no less than 25% coniferous. Furthermore, City Code requires that no more than <br />25% o~' the trees planted consist of ornamental trees. Parking lot landscaping is also required, <br />one (1) tree per every ten (10) parking stalls. In addition to the tree requirements, City'Code also <br />states that one (1) shrub per every thirty (30) lineal feet of Site perimeter or 300 square feet of <br />building coverage, whichever, is .greater, be planted. <br /> <br />The following comments mirror those comments contained'in the site plan review letter ibr the <br />grocery store and northeast corner retail building. The proposed total building coverage on the <br />property is 96,000 square feet, which equates to a minimum of ninety-six (96) trees and 320 <br />shrubs needing to be installed. Additionally, another forty-five (45) trees need to be installed <br />within the parking lot area to satisfy to the parking lot landscaping requirements (there are <br />roughly 450 parking stalls). Therefore, overall a minimum of 141 trees must be installed <br />throughout the site. <br /> <br />At least thirteen (13) trees must be installed along Am~strong Blvd, at a spacing no greater than <br />thirty-five (35) ~eet on center, to satisfy, the public road frontage planting requirement. The Town <br />Center master streetscape includes parkway trees along Sunwood Dr and Zeolite St which satisfy <br />the public road frontage requirements along both of those streets. <br /> <br />The current landscaping plan includes 102 trees and 348 sln'ubs. The parking lot requirements <br />and the shrub requirements are being fulfilled. However? an additional thirty-nine (39) trees must <br />be incorporated into the plan to meet the minimum number of.required trees. Per the.
