The site plan meets <br />parking requirements established in City Code. <br /> <br />Lighting: Please provide the City with details regarding the lighting that will 13e on the buiiding <br />and located in the parking lot for review. City standards'/:equire that the luminaire dight source) <br />must not be visible from beyond the property line. The applicant should submit shop drawings of <br />the lighting fixtures ~br review and approval by the City Engineer. <br /> <br />Signs: A sign permit will be required for all site signs. Wall signs are limited to a total square <br />footage equal to 15% of the area of the fl'ont building facade. At least 50% of that allotment <br />must be placed on the ~?ont wall; remaining signage area may be distributed on other wails of the <br />building. Wall signs may not.exceed the top of the wall. One ground sign is allowed for each <br />parcel at a size not to exceed I00 square feet. City Code also has provisions ~:br drive-up menu <br />boards, park!rig lot directional signs; window signs and real estate signs. <br /> <br />REU Number: Submittal of impervious surface and green space calculations is necessary, in <br />order to determine the quarterly REU charges. ' <br /> <br />Development Agreement: As part of the approval by City Council, the applicant will need to <br />enter into a development agreement with City. This agreement, among other things, will <br />incorporate relevant items from the Master Development Agreement with Ramsey Town Center <br />LLC that will be obligations for Ramdance LLC. The Development Agreement will also <br />enumerate the financial sureties needed by the City to allow construction of the project. <br /> <br />Final Site Plan: A final site plan will need to be submitted and approved by City Council as part <br />or' the final plat approval. The final site plan and final plat may be reviewed and approved <br />concurrently. <br /> <br />Town Center Development Review Guidelines: The following comments are a review of the <br />site plan in accordance with the Sub-District Guidelines for the TC-2 Commercial area, as found <br />in the Final Draft Town Center Development Guidelines. <br /> <br />Public Realm/Streetscape: The northwest retail building is located immediately adjacent to <br />Sunwood Drive, adjacent to sidewalks and trees installed as part of the streetscape. No public <br />parks are identified ibr this sub-district; small group sitting' areas and a mix of pavement.and <br />plantings are encouraged. The elevations indicate that there are fbundation plantings on all sides <br />of the building, except the side facing Sunwood Drive. Staff is recommending that foundation <br />plantings be added to the north building elevation. Pedestrian benches are appropriately included <br />along the north elevation (Sunwood Drive). This is a very desirable feature when promoting <br />pedestrian traffic. However, there is the potential for more pedestrian traffic on the south <br />elevation facing the parking [ot. Therefore, Staff' recommends the inclusion of some pedestrian <br />benches on the parking lot side as well. <br /> <br />13 <br /> <br /> <br />
