She indicated the subject property is approximately
1.2 acres (52,272 square feet) in size and is located outside the Metropolitan Urban Service Area
(MUSA). According to City Code, the property is eligible for 1,664 square feet of accessory
building space.

Associate Planner Geisler advised the proposed .building will be 1,320 square feet (30' x 44') in
size and combined with the existing attached garage (624 sq. ft.), the applicant would have 1,884
sq. ft. in accessory building space. She stated this results in an overage of 220 square feet. She
indicated the applicant xvould like to exdeed the size restriction in order to construct a detached
accessory building that would accommodate the storage of private use vehicles and equipment.

Associate Planner Geisler explained the proposed accessory building will be located in the rear
yard, and will meet and/or exceed all setbacks established in the R-1 Rural Developing District,
and the materials will match the existing home. She indicated Staff recommends approval of the
request for a conditional use permit.

Citizen Input

James Feigum, 6321 163rd Lane stated this building will be built on an existing basketball court,
so the slab is already there, and that is the reason for requesting a bigger structure.

Motion by Commissioner Jeffrey, seconded by Commissioner Van Scoy to close the public
hearing at 7:15 p.m.

P18

Planning Commission/July 1, 2004
