Hill, Inc. <br />dated July 13, 2004. We offer the following comments: <br /> <br />General: The preliminary plat is proposing to replat Outlot A of Regency Pond into Lot l, Block 1, <br />Regency Pond 4rn Addition, in order to construct a mini-storage facility. The subject property is generally <br />located on Ramsey Bird and Bunker Lake Blvd.' <br /> <br />Zoning: The site is currently zoned E-l; storage facilities are a permitted use in this zoning district. <br /> <br />Lot Sizes and Dimensions: Lot 1 is approximately 4.8 acres in size, which exceeds the 1-acre minimum <br />lot size requirement in the E-1 district. The lot has 141 feet of frontage on Bunker Lake B[vd and 555 feet <br />of frontage on Ramsey Bird, which meets the minimum lot width of 200 feet in. the E-I District. <br /> <br />Streets: The site is located on Ramsey Blvd and Bunker Lake Blvd. The preliminary plat proposes to <br />provide access to the site through an individual access from Ramsey Blvd. As was discussed at the July 1st <br />and July 12rh Planning Commission meetings, st-a2'f still has yet to receive formal comments on site access <br />fi'om ,amoka County. As was discussed at your July 9th meeting with City,, Staff, staff is still recommending <br />that a cul de sac be constructed ~br 148~h Ave NW as a part of the plat. <br /> <br />Utilities: The utility plan is being reviewed as part of the site plan submittal. The sanitary sewer has been <br />extended south to service the property located on the northeast comer of CR 116 and CR 57. The <br />wate~Tnain needs to be looped into the existing twelve inch water main located on the north side of CR <br />l l 6. This will provide a second wmer source to service this development. Drainage and utility, easements <br />will need to be provided over tl~ese utility routes; these will need to be shown on the revised preliminm'y <br />plat and final plat submittals. <br /> <br />Drainage and Grading: The grading and drainage plan [s also being reviewed as a part of the site plan <br />submittal. ,;x, dra/nage and gradi~!g plan has been prepared as sheet 5 o~' 5 'of the submittals dated April 29, <br />2004.
