REU Fee: The City. will be calculating a new a Residential Equivalent Unit (REU) number based on the proposed addition. The REU will be used to calculate a new quarterly drainage utility charge. · Development Permit: A development permit will need to be entered into as part of the approval. Staff will provide a copy of the development permit prior to consideration of the site plan by the City. Council. Escrow for Required Improvements: The City will require an escrow payment either in ~he form of cash or a letter or' to cover the cost of new landscaping before a building permit can be issued. The required escrow payment is 150% of the City's estimated cost ot~ the tandscaping. This item will be t'urther addressed in the Development Agreement that is reviewed by the City Council. Maintenance Guarantee for Landscaping: The City. has a 2-year landscaping maintenance guarantee ~'ee that will be addressed in the Development Agreement that is reviewed by'the City. Council. Vacation of Drainage and Utility. Easement: The drainage and utility easement along the southern lot line will need to be vacated in order to facilitate the development. You have submitted an application to vacate the easement that will be considered by the City. Council. The easement will need to be vacated prior to release of the building permit. The Planning Commission will meet at 7:00pm on Thursday, August 5, 2004 to review your site plan.
