The REU will be used to calculate a new quarterly drainage utility charge. <br /> <br />· Development Permit: A development permit will need to be entered into as part of the approval. Staff <br /> will provide a copy of the development permit prior to consideration of the site plan by the City. Council. <br /> <br />Escrow for Required Improvements: The City will require an escrow payment either in ~he form of <br />cash or a letter or' to cover the cost of new landscaping before a building permit can be issued. The <br />required escrow payment is 150% of the City's estimated cost ot~ the tandscaping. This item will be <br />t'urther addressed in the Development Agreement that is reviewed by the City Council. <br /> <br />Maintenance Guarantee for Landscaping: The City. has a 2-year landscaping maintenance guarantee <br />~'ee that will be addressed in the Development Agreement that is reviewed by'the City. Council. <br /> <br />Vacation of Drainage and Utility. Easement: The drainage and utility easement along the southern lot <br />line will need to be vacated in order to facilitate the development. You have submitted an application to <br />vacate the easement that will be considered by the City. Council.
