However, Staff would recommend that the Coronado field <br />stone be extended farther down the southern elevation as well. as the addition of some' windows along the <br />southern elevation in order to break tip the long run of the vinyl sided wall. A color rendering is required <br />to be presented to the Planning Commission. <br /> <br />Waste Storage: The site plan indicates that the waste storage area will be relocated from its existing <br />location in order to facilitate the expansion. The waste storage area must be enclosed and screened by a <br />privacy fence. Please provide information to Staff regarding the waste storage enclosure and materials to <br />be used to screen the dumpster.. <br /> <br />Oil'-Street Parking - Design: ?he expansion will not disturb the existing parking lo't and driveways. <br /> <br />Off-Street Parking - Spaces Required: Under the previous zoning designation the site was required to <br />provide sixteen (16) parking stalls, The approved plan constructed twenty-one (21) parking spaces. The <br />addition will create an additional 840 square feet of retail space. Adequate .parking spaces and <br />maneuvering areas are provided. <br /> <br />Lighting: Please provide int'ormation regarding lighting, if any, that' will be attached to the addition. <br />Staff will need to review and approve any new lights. <br /> <br />Landscaping: City Code requires one il) tree per every 1,000 square feet of building expansion and one <br />shrub per every 300 square feet of building expansion be planted throughout the site. The proposed ' <br />expansion is approximately l, 960 square feet, which will require, at a minimum, two (2) additional <br />overstory trees and six (6) shrubs. Any existing plant material that would need to be removed to <br />facilitate the expansion should be relocated on site (in addition to the required plantings). <br /> <br />Deciduous trees must be a minimum of 2.5 inches in diameter or coniferous trees must be a minimum of <br />6 feet in height measured to'the top of the first whorl of branches. Shrubs shall be a minimum of two (2) <br />feet in height for deciduous species and either two (2) feet in height or two (2) feet in width, which ever <br />woutd apply, for conitbrous species. The Ramsey Tree Book should be referenced tbr <br />acceptable/preferred species. <br /> <br />A landscaping plan must be submitted. At a minimum, the plan must include species, quantity, size, and <br />locations. In addition to what will be installed, any existing landscaping should atso be shown on the <br />plan. Please contact Claris Anderson, Community Development Assistant at (763) 433-9905 regarding <br />questions about the landscaping plan. <br /> <br />Drainage and Grading: A grading and drainage plan must be supplied to the City for review. The <br />addition will contribute to the runoffand the City, must review how the drainage patterns are affected. Of <br />special concern is how the runoff from the southern addition will be handled. This information must be <br />received and reviewed prior to City Council consideration of the site plan. As part of the review, Staff <br />will be looking at the whether the existing drainage system Complies w/th the approved site plan <br />approved in 200t).
