We are also in receipt of Utility Plan, and Grading Plan <br />prepared by Plowe Engineering dated July 9, 2004. We offer the following comments: <br /> <br />General: The site plan is proposing to develop 210 mini-storage units on Lot 1, Block 1 Park 67 <br />Industrial Park located at the comer of Unity Street and County Road #116 (Bunker Lake Blvd.). <br />The subject property is 2.88 acres' (125,541 square feet) in size. <br /> <br />Zoning: The site is currently zoned E-1 Employment; storage facilities are a permitted use in <br />this zoning district. I <br /> <br />Lot Coverage: The site plan proposes to construct 6 storage buildings that equal the following <br />square tbotages: Building A - 3,788 SF, Building B 3,788 SF, Building C 9,200 SF, Building D. <br />9,2{)0 SF, Building E 6,900 SF, Building..F 6,416, and a 613 SF office, for a total of 39,770 <br />square t~et. Lot coverage equates to 32% which dOes riot exceed the City's maximum lot <br />coverage of 45%. · <br /> <br />Accessory 'Use: Commercial or business buildings and structures for a use accessory to the <br />principal use are permitted, but such use shall not exceed 30% of the gross floor space of the <br />principal use. There are no accessory buildings or uses indicated in the current proposal. <br /> <br />Utilities: The site will be served by city sewer and water. The water service connection will be <br />done in the street adjacent to the building. The sanitary sewer service will require extending a <br />new line ti'om the existing system to the south. The line will pass by an existing fire hydrant. <br />The hydrant must be protected during construction. The storm sewer is shown as 12" RCP and it <br />also goes past. the existing hydrant. The connection to the storm sewer as shown would require <br />removal of a strip of street 140 fl long mid up to l0 ff wide. The storm sewer will most likely <br />conflict with the Hydrant.
