The outlet structure [s shown as a <br />ha]iSled weir. This must be replaced with the city standard submerged outlet structure. <br /> <br />Setbacks: The proposed mini-storage facilities meet or exceed the required 35-foot front and <br />rear yard and 20-foot side yard setback requirements. City Code requires a 20 foot wide green <br />space area adjacent to all public roads. The site plan complies with this requirement along <br />Bunker Lake Blvd. (County Road #1 i6) and Unity Street. <br /> <br />Landscaping: City Code requires one (1) tree per every, fifty (50) lineal feet of site perimeter or <br />1,000 square feet of building coverage, whichever is greater, be planted throughout the site. A <br />portion oi5 these trees should be installed along the public road frontage at a spacing no greater <br />than thirty, five (35) feet on center. City Code also requires that no less than 2.5% of the trees <br />planted be deciduous and no less than 25% coniferous. Furthermore, City' Code requires that no <br />more than 25% of the trees planted consist of ornamental trees. In addition to the tree <br />requirements, City. Code also states that one (1) shrub per every thirty (30) lineal feet of site <br />perimeter or 300 square t'eet of building coverage, whichever is greater, be planted. <br /> <br />Site Landscaping <br />The total building coverage on the property is 38,125 square feet, which equates to a minimum of <br />thirty-eight (38) trees and 127 shrubs needing to be installed. A minimum of twenty (20) trees <br />should be installed along Bunker Lake Bird and Unity Street to satisfy the public road fl'ontage <br />planting requirement. <br /> <br />The current landscaping plan includes tbrty-four (44) trees and seventy-four (74) shrubs. The <br />current plan does satisfy., tl~e public road frontage planting requirements. While the tree <br />requirements are being satisfied, another fifty-three (53) sbxubs, at a minimum, are needed to <br />fulfill the shrub requirements. <br /> <br />The sizes and species indicated in the species palette all meet the minimum standards specified in <br />City Code. However, Staff would prefer to see a couple additional species, both trees and <br />especially shrubs, included in the species palette to provide greater diversity to the site. <br /> <br /> General Summary <br />A revised landscaping plan should be submitted that includes the additional st'u'ub plantings as <br />well as a healthier mix of species. The Ramsey Tree Book should be referenced to determine <br />acceptable and/or preferred species. At least a portion of the additional shrubs should be located <br />along lite northern property line throughout the trees. This will provide additional screening for <br />· the residential properties north of Bunker Lake Blvd. <br /> <br />Finally, there are a couple ol: points of concern regarding the general location of street trees. <br />First, no trees can be planted within thirty-five (135) feet of the back of curb of any intersecting <br />street. This [s something that will require attention in the field when the trees are installed. <br />Additionally, no tree shall be planted within fifteen (15) feet of a hydrant.
