If the latter is necessary, the City must be informed of the changes prior to <br />any work being conducted. -.. <br /> <br />Ground Cover: All landscaped areas must be sodded and irrigated per City Code. The utility, <br />plan should be revised to include this information. <br /> <br />Architectural Standards: City Code restricts building height to 65 feet and exterior wall <br />finishes to natural or prefabricated brick or stone or pre-cast concrete panels or some other <br />material approved by City Council. The building elevations plan indicates that Building F and <br />Building A will consist of concrete masom? units. The remaining buildings will be constructed <br />with metal paneling for exterior building materials. The proposed metal paneling is a deviation <br />from City Code requirements and will require City Council approval. <br /> <br />Information relating to the height of the buildings has not been supplied however, staff is <br />confident that the units will not exceed 65 feet in height. <br /> <br />Waste Storage: City Code requires that all solid waste and refuse receptacles be stored within a <br />completely screened structure or container. The submitted sire plan indicates a "dumpster" area, <br />however it is not clear as to whether or not the refuse area complies with the screening <br />requirement. Please revise the site plan accordingly. <br /> <br />Off-Street Parking - Spaces Required: City Code does not establish a minimum number of <br />parking spaces for mini-storage facilities. City Code requires one off-street parking space per 300 <br />feet o~' o f'~Tce space. The site plan indicates a 613 square foot of±ice facility and therefore subject <br />to 2 parking stalls and 2 parking stalls are being provided. <br /> <br />Off Street Parking - Design: In accordance with City Code, all parking and maneuvering areas <br />must be smYaced with bituminous and the perimeter of all pavement will be finished with B6/12 <br />concrete curbing. <br /> <br />Lighting: Details on site lighting have not been provided. The site lighting must meet current <br />city standards. Please provide site lighting information. <br /> <br />Drainage and Grading: The grading plan and the drainage calculations indicate that 1/3 of the <br />site runs ot'f the site with out passing tlzrough the storm water pond. This is not permitted under <br />the LRRWMO rules. The grading outside the buildings A and F is shown at 0.5%. This is too <br />fiat to provide proper flow. This is also the area that drains offthe site, bypassing the pond. The <br />plans must be revised to capture this drainage and increase the slope. Revised drainage <br />calculations will be required after these changes. <br /> <br />The grading plan shows abrupt grade changes in the paving where the building elevations <br />change. The change in grade along the fi'ont of the building is 1 toot in a very short distance. <br />Detail on these transitions must be provided to guide the contractor in constructing the pavement. <br /> <br />8-/ <br /> <br /> <br />
