The <br />sketch plan consists of one (1) sheet dated June 10, 2004 and prepared by Pioneer Engineering. <br />We ofikr the following comments: <br /> <br />Genera[: The whole development site is 51.9I acres. The property proposed to be <br />developed in this phase, is approximately 21.99 acres 'in size and is generally located on <br />Bunker Lake B[¥d at Ramsey Blvd. The sketch plan represents the 3rd phase of Town <br />Center Gardens. The sketch plan is proposing 196 townhomes (16 eight-unit buildings, .6 <br />six-unit buildings, and 8 four-unit buildings). The townhomes will be subject to sire pl'an <br />review for all other aspects of the proposed development, including but not limited to <br />architectural standards, off-street parking, structure setbacks, and landscaping. The <br />results of the site plan review may impact the actual number of townhomes to be <br />developed on the property. <br /> <br />The sketch plan is showing s'8veral apartment buildings in the northeast comer of the site; <br />it is unclear to staff is these buildings are part of the current phase or a future phase. <br /> <br />Zoning: The property is currently zoned R-2 Medium Density Residential. 'The R-2 <br />Zoning District allows tbr town.homes up to 7 units per net acre. You have indicated an <br />interested in seeking a rezoning of the' property to allow for more than 7 units per acre. <br />One possibility'that has been discussed is to rezone the property to TC-4a, which would <br />allow up to l 0 units per acre. This action will require a Comprehensive Plan amendment <br />[n addition to the rezoning, and will be discussed with the Planning Commission. <br /> <br />DensitY: The proposed development area is 21.99 acres; the 196 proposed units result in <br />a gross density of 8.91 units per acre. The exact boundaries of the proposed addition are <br />uncleur on the submitted sketch plan; additional information will be needed at the <br />preliminary plat stage. Net density (exclusive of wetlands and major road right-of-way) <br />will be also calculated at the rime of preliminary plat submittal. <br /> <br /> <br />
