the entire front yard shall be sodded and/or landscaped frcm <br />the street surfacing or curb to the front of the principal <br />building. <br /> <br />It shall be the o~ner's responsibility to see that any and <br />all landscaping is maintained in an attractive and well-kept <br />condition. <br /> <br />FENCES <br /> Fencing, landscape growths, and/or hedging in front of the <br /> principal structure's actual front and side yard setbacks and <br /> as extended to the parcel's boundary lines where necessary, <br /> shall not exceed 48 inches in height. <br /> <br />Fencing material shall consist only of wood and/or woven wire. <br />No other types of material shall be permitted. <br /> <br />Fences shall be located entirely on the o~ner's ixoperty and <br />the fence location and plac~nent shall be the o~ner's respon- <br />sibil ity. <br /> <br />EXTERIOR MATERIALS <br /> ~he type of building materials used on exterior walls shall be <br /> face brick, natural stone, specifically designed precast oon- <br /> crete, factory fabricated and finished metal fr~e pane/ing, <br /> glass or other materials as may be approved by the Planning <br /> Co~nission and City Gouncil. <br /> <br />SCRE~ING <br /> All screening must be in accordance with Section <br /> this chapter. <br /> <br />All screening within 30 feet of all driveways and street inter- <br />sections shall not be over 36 inches in height above the curb <br />or center line of the street. <br /> <br />All screening shall be properly maintained by the owner. <br /> <br />Parking between the building and street must be screened fr~m <br />the street by a hedge, solid fence or closely grc~n planting <br />strip at least 48 inches in height. <br /> <br />When a multiple dwelling unit structure abutts an R-1 or R-2 <br />district, there shall be either a 15 foot wide buffer area pro- <br />vided on the multiple dwelling unit structure's property. <br />~his buffer area must be dense enough to create a I~hysical <br />separation of the property and be considered acceptable by <br />the Planning Commission and City Gouncil. <br /> <br />FLOOD PLAIN R~S~IONS <br /> Certain areas within the R-3U district are located within desig- <br /> nated Flood Plains and are subject to additional regulations as <br /> specified in . <br /> <br />F - 10 <br /> <br /> <br />
