ground cover. Such landscaping shall conform with the screening <br />and landscaping plan approved by the Planning Commission at the <br />time the building permit was issued. It shall be the owenr's <br />responsibility to see that this landscaping is maintained in an <br />attractive and well kept condition. This provision will apply <br />to the original developer, his heirs, successors and assigns. A <br />performance bond or cash escrow on the provisions .of the <br />screening and landscaping section shall run to the City of Rawsey <br />for a period of two full growing seasons following installaion. <br />The bond or escrow amount will be a reasonable estimate of the <br />project cost as determined by the City Engineer. <br /> <br />OFF-~ PARKI/qG <br /> <br />In the urban area, all off-street parking areas shall be paved with a <br />durable and dustless surface in conformance with city engineering <br />standards. Such area shall be so graded and drained as to <br />dispose of all surface water acc~ulation satisfactorily. <br /> <br />All off-street parking spaces shall have access off driveways and <br />directly off the I~_~h_!ic street. <br />A parking spce shall not be less than 300 square feet of standing <br />and maneuvering area. When application of these regulations <br />results in a requirement of a fractional space, any fraction up <br />to and including one-half shall be disregarded. Fractions over <br />one-half shall count as one additional space. <br /> <br />Property that constitutes required off-street parking areas may <br />not be separated, through sale or other means, from the property <br />containing the principal use for which the parking area is <br />required. <br /> <br />Required parking facilities serving two or more uses may be <br />located on the same lot or in the sate structure, provided that <br />the total number of parking spaces furnished shall not be less <br />than the su~ of separate requirements for each use. The Council <br />may approve the joint use of parking facilities by the following <br />uses or activities under the following conditions: <br /> a. For the purposes of this section, the foil(wing uses <br /> are considered as daytime uses: banks, business <br /> offices, retail stores, personal service shops, <br /> household equiI~ent or furniture shops, clothing or <br /> shoe repair or service shops, wholesale, or similar <br /> uses. <br /> b. 9he foil(wing are to be considered as night-time or <br /> Sunday uses: Auditoriums incidental to a public or <br /> parochial school, churches, bowling alleys, dance <br /> halls, theaters, bars or restaurants. <br /> c. Up to 50% of the parking facilities required for <br /> night-time uses may be supplied by the off-street <br /> parking facilities prcwided by day-ti~e uses and vice <br /> versa. <br /> d. Oonditions required for joint use: <br /> - the proposed joint parking space is within 500 feet <br /> <br />K-3 <br /> <br /> <br />
