That the proposed use will not be substantially injurious to the <br /> permitted uses nor unduly restrict the enjoyment of other p~operties in <br />I the ~ate vicinity nor substantially diminish and impair property <br /> values within the areal <br /> <br />I d. That the proposed use will not impede the orderly and normal <br /> developrent and imp~~t of the surrounding property for residential <br /> purposes~ <br /> <br /> I e. ~hat adequate water supply and disposal facilities shall be <br /> sewage <br /> p~ovided ky the Applicant~ and <br /> <br /> f. ~hat the p~oposed use shall confor~ to all applicable regulations of <br /> the R-1 Residential District. <br /> <br /> i 7. ~hat the Pe£fourance Standards are as follows. <br /> <br /> a. ~hat fire p~otection is p~c~ided ky the c/ties of Anoka and Elk River, <br /> and the p~oposed use should not create a fire hazard~ <br />I b. ~hat electrical disturhences are not applicablel <br /> <br />I c. ~hat noise disturbance is not applicable~ <br /> d. ~hat vi/xation disturbance is not applicable~ <br />I e. ~hat malodorous gas or matter is not ap~licablel <br /> <br /> I f. ~hat air pollution is not apglicahle~ <br /> g. ~hat gla~e frce lighting devices is not applicable~ <br /> <br /> I h. ~hat erosion ky wind or water is not applicablel and <br /> i.
