Trott Brook would be limited to 1 in 10 and the balance of the City, other
than the Urban area, could be developed at 1 in 5.

3. City Engineer should generate statistics regarding how many more units
could be developed in the City going with a 1 in 5 density.

4. What is the total City acreage consumed in City, State and Oounty parks
and wetlands.

Mr. Charles Weaver was present and stated that the developers of the proposed
Northfork project are doing marketing research and will provide the City with
the results of that research; it may show what kind of a market there is
for sewered lots versus the country sized lots with on site systa~s.

Commission discussed the fact that maybe the City should go for a 1 in 2-1/2
acre density.

~he Con~ission discussed the fact that if a mechanism for higher density is
found, it will have to be consistent for all sizes of develoDment; allowin9
park land to credit towards area needed for a P.U.D. could set a precedent and
in the future it could result in ~o area being left to use as credit for
future developers requesting equal treatment.

Commission discussed the possibility of giving up some of our sewer capacity
to other cities; this would make sure the capacity gets used and other
develolmmnt would be allowed in this City.

February 5~ 1985
Planning and Zoning Commission
