residing or working in the vicinity of the use or the <br />general public and will not substantially impair the en- <br />joyment or value of properties in the area. <br /> <br />6. ~hat the Criteria for Approval/Disapproval are as follows: <br /> <br />a) ~at the Applicant's request is to utilize a mobile home <br /> for temporary office sp~ce and to sell automobiles in an <br /> I-1 District, and that properly ~aintained, this should <br /> not be detrimental to or endanger the public health, <br /> safety or general welfare and is not oontrary to other <br /> goverr~ental standards or regulations; <br /> <br />b) ~hat the lot size and proposed mobile home temporary office <br /> space and automobile sales lot should not be unsightly or <br /> undesireable or obnoxious in appearance and it should not <br /> hinder the orderly and harmonious develounent of the I-1 <br /> District of the City; <br /> <br />c) ~hat adequate water supply and sewage disposal facilities <br /> will be provided on the site; <br /> <br />d) ~hat adequate on-site p~rking and drainage will be <br /> provided; and <br /> <br />e) ~at the use will oonform to the regulations of I-1 Indus- <br /> tial District zoning except that a oonditional use permit <br /> is required. <br /> <br />7. ~hat the Performance Standards are as follows: <br /> <br />a) ~[~at fire protection is provided by the City of Anoka, and <br /> the sale of automobiles and temporary mobile home office <br /> space should not create a fire hazard; <br /> <br />b) ~at electrical disturbances are not applicable; <br /> <br />c) ~l~at r~ise disturbance is not applicable; <br /> <br />d) ~at vibration disturbance is not applicable; <br /> <br />e) ~t~at malodorous gas or matter is not applicable; <br /> <br />f) ~at air pollution is not applicable; <br /> <br />g) ~at there will be not lighting devices which produce <br /> objectionable direct or reflected glare on adjoining <br /> property and thoroughfares; and <br /> <br />h) ~hat no erosion by wind or water shall be permitted <br /> on the site. <br /> <br />~lqat the City of Pamsey reserves the right to inspect the <br />property if it receives o~mplaints from adjoining property <br />owners. <br /> <br /> <br />
