residing or working in the vicinity of the use or the general public and will not substantially impair the en- joyment or value of properties in the area. 6. ~hat the Criteria for Approval/Disapproval are as follows: a) ~at the Applicant's request is to utilize a mobile home for temporary office sp~ce and to sell automobiles in an I-1 District, and that properly ~aintained, this should not be detrimental to or endanger the public health, safety or general welfare and is not oontrary to other goverr~ental standards or regulations; b) ~hat the lot size and proposed mobile home temporary office space and automobile sales lot should not be unsightly or undesireable or obnoxious in appearance and it should not hinder the orderly and harmonious develounent of the I-1 District of the City; c) ~hat adequate water supply and sewage disposal facilities will be provided on the site; d) ~hat adequate on-site p~rking and drainage will be provided; and e) ~at the use will oonform to the regulations of I-1 Indus- tial District zoning except that a oonditional use permit is required. 7. ~hat the Performance Standards are as follows: a) ~[~at fire protection is provided by the City of Anoka, and the sale of automobiles and temporary mobile home office space should not create a fire hazard; b) ~at electrical disturbances are not applicable; c) ~l~at r~ise disturbance is not applicable; d) ~at vibration disturbance is not applicable; e) ~t~at malodorous gas or matter is not applicable; f) ~at air pollution is not applicable; g) ~at there will be not lighting devices which produce objectionable direct or reflected glare on adjoining property and thoroughfares; and h) ~hat no erosion by wind or water shall be permitted on the site. ~lqat the City of Pamsey reserves the right to inspect the property if it receives o~mplaints from adjoining property owners.
