Hakanson Anderson Associates, Inc. <br /> <br />I <br />I <br />I <br />I <br />I <br /> <br /> 222 Mtmroc Street <br />Anoka, Minnesota 35303 <br /> <br />engineers and surveyors <br /> 612/427.5860 <br /> <br />March 13, 1985 <br /> <br />Mr. Kenneth Peterson, Chairman <br />Ramsey Planning & Zoning Commission <br />City of Ramsey <br />15153 Nowthen Boulevard N.W. <br />Ramsey, MN 55303 <br /> <br />Re: <br /> <br />Preliminary and Final Plat Review of <br />Gateway North Industrial Park Plat 3 <br /> <br />Dear Mr. Peterson: <br /> <br />We have reviewed the above referenced preliminary plat which is <br />located in the urban service area of the City. <br /> <br />Following is a list of comments resulting from our review of this <br />proposed plat: <br /> <br />The proposed plat consists of one three-acre lot and one outlot <br />located in the Industrial Area of the City. <br /> <br />Based on the Anoka County Soil Survey, the soil on Lot 1 is <br />Hubbard sand which is a Class I soil adequate for installation of <br />on-site wastewater disposal systems. <br /> <br />Access points on County Roads No. 57 and 116 should be approved <br />by the Anoka County Highway Department. Also a variance for <br />access onto a major highway will be required for Lot 1, Block 1. <br /> <br />The proposed plat did not show how drainage would be handled. <br />However, based on U.S.G.S. topographic map it would appear that <br />drainage can follow the County Road No. 116 ditch and flow into <br />the wetland located in the northwest corner of the plat. Based <br />on the City's Comprehensive Storm Drainage Plan, the plat is <br />located in the South Central Drainage District and is proposed to <br />ultimately outlet into the Mississippi River. <br /> <br />civil · municipal · planning · soils · land surveying <br /> <br /> <br />
