That the Criteria for Approval/Disapproval are as follows: That the Applicant's request to mine fill will not be detrimental to or endanger the public health, safety or general welfare and is pot oontrary to established standards, regulations or ordinances of other govern- mental agencies; ~hat t~e proposed use will be unsightly, undesireable and obnoxious in appearance but it will not hinder the orderly and harmonious development of the city and the I-1 I~dustrial District; ~hat the proposed use may be injurious to the permitted uses and may unduly restrict the enjoyment of other pro- perty in the i~mediate vicinity but will not substan- t/ally diminish and impair property values in the area; ~hat the establishment of the proposed use will pot im- pede the orderly and normal development and improvement of the surrounding property for uses permitted in the I-1 Industrial District; e. That adequate water supply and sewage disposal are not ap- plicable; f. ~hat adequate access roads and drainage will be provided; g. ~hat adequate measures have been taken to provide minimum oongest/on on public roads; and h. ~at the proposed use will oonform to all other appli- cable regulations on the I-1 Industrial District. 7. ~hat the Performance Standards are as follows: a. ~hat the proposed use will pot create a fire hazard; b. ~hat electrical disturbances are pot applicable; c. ~hat the proposed use may create objectionable poise disturbance; d. ~hat vibration disturbance is not applicable; e. ~hat malodorous gas or matter is pot applicable; f. That the proposed use may create air pollution be- cause of dust; ~l~at there will not be lightin devices which produce objectionable direct reflected glare on adjoining properties and thoroughfares; and -2-
