I <br />I <br />I <br />I <br />I <br />i <br />I <br />I <br /> <br />PROPOSED FINDINGS OF FACT <br />LAURf~ WETTERL IND <br /> <br />1. That Lauren Wetterlind has requested approval to subdivide <br />by metes and bounds his property at 8154 161st Avenue N.W. <br /> <br />2. That Mr. Wetterlind's property in 10 acres in size and he is <br />requesting to split of a two acre parcel and a two and one half <br />acre p~rcel to give to each of his two children. <br /> <br />3. That Mr. Wetterlind appeared before the Planning and <br />Zoning Commission with his request on April 2, 1985 and these <br />minutes are hereby incorporated by reference. <br /> <br />4. That the Planning and Zoning Commission recommended approval <br />of Mr. Wetterlind's request to subdivide his lot by metes and <br />bounds into three lots: <br /> a. 5-1/2 acres; <br /> b. 2-1/2 acres; and <br /> c. 2 acres. <br /> <br />5. That the Planning and Zoning Commission recommended that the <br />split will be from the center line of the cul-de-sac on 159th <br />Lane N.W. and that a 33 foot easement be acquired on each side of <br />that line for the future extension of 159th Lane N.W. <br /> <br />6. That the Planning and Zoning Commission recommended that a <br />variance to the minimum street frontage requirement be granted <br />for the 2-1/2 acre lot. <br /> <br />7. That the Planning and Zoning Commission recommended that a <br />variance be granted to the rural residential density requirement <br />for the 2-1/2 and 2 acre lots. <br /> <br />8. That the Planning and Zoning Commission recommended that a <br />variance be granted to the minimum lot size requirement for the 2 <br />acre lot. <br /> <br />9. That as a result of this subdivision, the undeveloped acreage <br />in the Rural Area of the City as outlined in Resolution ~85-82 <br />will be reduced by 20 acres. <br /> <br />10. That the proposed subdivision will not create excessive use of <br />municipal services in the area. <br /> <br />11. That the proposed subdivision is not requested in order to <br />facilitate commercial develot~nent on that property. <br /> <br /> <br />
