Ali remedies shall <br />be cumulative, and the exercise of one remedy shall not <br />constitute a waiver of any other. <br /> <br /> c. No Owner (or Occupant where applicable) may <br />waive or otherwise escape liability for any assessments <br />or other obligations imposed under the Governing <br />Documents or Rules and Regulations by non-use or waiver <br />of any rights in the Common Property or abandonment of <br />his or her lot. <br /> <br /> Section 6.10 Subordination of Lien to Mortgages. The <br />lien of the assessments provided for herein shall be <br />subordinate to the lien of any First Mortgage now or <br />hereafter placed upon a Lot subject to assessments; <br />provided, however, that such subordination shall apply only <br />to the assessments which have become due and payable prior <br />to the date of expiration of the period of redemption <br />following a mortgage foreclosure sale, or the date of any <br />sale or transfer in lieu of foreclosure. Upon the <br />expiration of the period of redemption from a mortgage <br />Foreclosure sale, or the delivery of a deed or other <br />transfer tn lieu of foreclosure, the interest of the holder <br />of the Sheriff's Certificate or other instrument of <br />transfer shall be prior and superior to the lien of any <br />assessments then against the Lot, and such assessments <br />shall, at the option of the Association become a lien <br />against all of the Lots in equal shares. Any sale or <br />transfer shall not release a Lot from liability for any <br />assessment thereafter becoming due, 'nor from a lien of any <br />such subsequent assessments. <br /> <br /> Section 6. II Exempt Property. The Following property <br />subject to this Declaration shall be exempted from the <br />assessments, charges and liens created'under this Article: <br /> <br /> a. All properties to the extent of any easement or <br />other interest therein dedicated to and accepted by the <br />local governmental authority and devoted to public use; <br /> <br /> b. All properties exempted From taxation Dy the <br />laws of the United Stat~s of America or the State of <br />Minnesota upon the terms and to the extent of such <br />legal exemption; <br /> <br />c.
