Absent~ (km~nissio~rs <br /> <br />Request For Sketch Plan Review Of Replatting Including_ Variance <br /> TQ Lot Size Regu_ irements~ ~-e of M~adow Brook Estates: <br /> <br />Michael Petrucci was present and stated that the plat was approved with six 2- <br />1/2 acre lots; the developers are ~D-hle to develop the property profitably <br />when o~nsidering the cost of purchasing the property, the cost of road <br />construction and interest rates; requesting a variance to lot size requ/rements <br />in order to develop 1 acre lots and realize a profit on the develoim~nt. Mr. <br />Petrucci also noted that legislation was passed recently granting <br />municipalities more rights in the way of granting variances to see that <br />develo[~ent occurs. Mr. Petrucci also noted that developed areas surrounding <br />his plat is one acre lots. <br /> <br />(lm~issioner Zia~erman noted that the City cannot grant variances based on <br />eoonomic factors; and that there isn't anywhere in Ramsey that you can develop <br />and not have 1 acre develolm~ents nearby. <br /> <br />The (lm~ission stated that the City's policy not to go with 1 acre development <br />is based on the fact that the City just recently went from a 1 in 10 density to <br />a 1 in 2-1/2 density and to avoid health hazards that create a r~c~ for <br />municipal sewer and water. <br /> <br />Motion by OmmLissioner De~mer and seconded by (lm~issioner Z/amerman to deny <br />the request to replat M~adow Brook Estates to one acre lots and to advise the <br />applicant not to proceed with ar~y further platting. <br /> <br />Motion carried. Voting Yes: Chairman Peterson, (km~issioners <br />Z~, Johnson and Hendriksen. Voting No: None. Absent: C~m~ssioners <br />LaDue and Kennen. <br /> <br />Request For Variance From Platting_ Requ_ irements Of Subdivision <br /> Chapter: Case Of H. Towle And O. Duff: <br /> <br />John Pavelich of Leaman Realty was present. <br /> <br />The Commission recommended that the applicant return to the Planning Co~ssion <br />with an overall design for the entire parcel of property including, at least, <br />an easement for access road to the property to the west. <br /> <br />_Request For Variance From Platting_ Regu_ irements Of Subdivision <br /> Chapter: Case Of Phyllis Lahn: <br /> <br />The (km~ission reco~nended that Ms. Lahn go with a platting procedure. <br /> <br />Request For Grading and Excavating_ Permit: Case of Art Raudio~ <br /> June 4, 1985 <br /> <br />Page 4 of 6 <br /> <br /> <br />
