The present mark~l t~ favorable for new home construction <br />and these 42 lois, because in part due t. their ideal setting, should market <br />quickly. <br /> <br />ULTIMATE OWNERSltIP <br />'The 42 pTatted lots will be purchased by Individual parties for home sites. The <br />66 ft. public roadway from existing Jarvls Street to the eastern extremities of <br />the platted lots will be dedicated to the City of Ramsey for public access <br />purposes. This roadway, named White Tail Trail, will be improved to acceptable <br />City design standards as identified in the final engineering plans on file at the <br />City offices. <br /> <br />Outlots A and I~ as noted previously will be owned and maintained by the Home- <br />owner's Association. <br /> <br />Outlots C and D will be owned and maintained by North Fork, Inc. An access <br />easement for roadway and pedestrian use will be granted over Outlots C and D from <br />T.H. 10 to the proposed terminus of White Tail Trail. <br /> <br />POPULATION PR()JERTIONS <br />Assuming ~ac--~-h,--T~-~--purchased by an ~n,l~dual private party for a single home <br />site, 42 dwellinus wtJl eventually occupy ~mls site area. The projected popula- <br />tion would be in the range of 2./ - .J.J $~ersons per household or 113 to 130 <br />persons in the development at completl~n, Also assumed is a family profile of <br />two adult parents and .l to 1.1 children averaged per household; the school age <br />population would be in the range o~ 30 to 41. <br /> <br />MUNICIPAL PARTICIPATION <br />The City of Ramsey is expected to participate as the regulatory agency and final <br />approval body for the subdivision and acceptance of the public roadway. <br /> <br />It is expected that the City will maintain all public facilities in normal and <br />routine fashion including roadway maintenance and snow removal to mention the <br />obvious. <br /> <br />The developer will enter into a develo~nent agreement with the City and post <br />surety bonds relative to public improvement projects on the site. <br /> <br />All private septic systems and water ~11s will be sited and constructed on <br />private home sites in accordance with local and state regulations. <br /> <br />-2- <br /> <br /> <br />
