That the authorizing of such variance will ~ot be of sub~ti~l <br />detriment to adJaoentproperty and will not materially impair the <br />intent or purpose of this ordinanoe or the public interest. <br /> <br />13. That the condition or situation of the specific piece of <br />property, or the intended use of said property for which the <br />varianoe is sought, is not of so general or recurrent a nature as <br />to make reasonably practicable the formulation of a general <br />regulation for such oonditions or situation. <br /> <br />14. That the variance will observe the spirit and intent of this <br />ordinance, will produce substantial justice and will not be <br />contrary to the public interest. <br /> <br />15.
