That the site currently has several empty gasoline one large tank for filling trucks. 8, ~hat the site has an existing access f£a~ Bigtway 10, tanks and 9. ~hat the Standards for Gormideration are as follows: a) That the property is zoned I-1 and utilizing a tempo- rary struture for office space is not a permitted use in this zor~l b) That the adjoining property is also zoned I-1 Indu~triall c) That there would be ~ significant change in traffic flow to the area; and d) That the proposed use will not be detrimental to persons I residing or working the vicinity of the use or the general public and wi~ll not substantially impair the I I I ! I I I ! I I I enjoyment or value of properties in the area. 10. That the Criteria for Apprcval/Disappr~al are as follows: a) That the Applicant's request is to utilize a temporary structure for office space for appliance sales, and that properly maintained, this should not be detrimental to or endanger the public health, safety or general welfare and is not contrary to other goverr~ental standards or regu- lations; b) That the proposed temporary structure should not be un- sightly or oknoxious in appearance and it will not hinder the order and harmonious development of the I-1 District of the City; c) T~at adequate water supply and sewage disposal facilities will be pr~ided on the site; d) That adequate on-site parking and drainage will be pro- vided; and e) That the use will conform to the regulations of I-1 Indus- trial District zoning except that a special use permit is required. 10. 9mt the performan°e standards are as follows.. a) That fire protection is provided by the Cities of Anoka a~d Elk River, and the use of a temporary structure should ~ot create a fire hazard; b) T~at electrical disturbances are Mt applicable; -2-
